Exposed fastener

Exposed-fastener metal is a roof with a service schedule.

Exposed-fastener panels are the metal roof most people have actually stood under: ribbed sheets screwed straight through the face into the structure below. It is a legitimate, long-serving system and it is materially cheaper than standing seam. The reason for that price difference is a maintenance obligation, and buying the system without buying the obligation is how it gets a bad reputation.

The screw is the water seal
Each fastener carries a bonded washer compressed against the panel. There are thousands of them on a roof, and every one is a hole through the water plane held closed by a piece of rubber sitting in direct sun. That is the design. It works, and it works for a defined period.
Washers are consumable
Ultraviolet light and thermal cycling harden the gasket until it no longer seals. Meanwhile the panel expands and contracts under a fixed screw and slowly elongates its own hole. Both are visible from the roof: backed-out screws, tipped heads, and rust weeping down from a fastener line.
Re-screwing is scheduled work, not a failure
The normal remedy is refastening, typically with a larger-diameter screw into the elongated hole rather than the same screw driven harder. A building budget that treats this as a defect will be surprised by it. One that treats it as a scheduled item gets a long life out of the roof.

Where the system belongs

Workshops, barns, outbuildings, agricultural and light commercial buildings, and residences where the look is wanted and the maintenance is understood. On a house with a complicated roof and many penetrations, the number of exposed fasteners and cut edges rises quickly and the economics change.

Over purlins or over a deck

Panels spanning open purlins behave differently from panels on a solid deck. Condensation forming on the cold underside of a panel over an unventilated space is a frequent complaint and is routinely reported as a leak. Establishing which of the two is happening changes the remedy completely.

Repairs are compatibility work

Matching profile, gauge, rib spacing and coating; using a sealant compatible with the metal; and avoiding contact between metals that will corrode each other. A patch panel screwed over a failing section is two roofs, not a repair, and it hides whatever is happening underneath.

How often do the screws need attention?

It is condition-driven rather than calendar-driven, and exposure, color, panel length and the original fastener quality all move it. What is reliable is that it is a when rather than an if, and that a look along the fastener lines tells you where you are.

Can I just tighten the screws?

Usually not, and it commonly makes things worse — overtightening cuts into the washer and crushes the panel around it. Where the hole has elongated, the answer is a larger-diameter fastener rather than more torque on the existing one.

Is this the same as a standing seam roof?

No, and they should not be compared on price alone. Standing seam conceals its fasteners and has no scheduled refastening; this system exposes them and does. Both are legitimate metal roofs with different obligations attached.

There are rust streaks running down from the screws. What does that mean?

That water is sitting at the fastener and the coating there has been breached — either the washer has hardened and stopped sealing, or the head was overdriven and cut into the panel. It is a fastener finding rather than a panel finding, and it is usually answered by refastening with a larger-diameter screw rather than by anything done to the sheet. It is also the clearest signal available from the ground that the roof is due a look.
