A clear project record connects what was observed, what was agreed, what changed and what was completed. The Jacob standard sets out that approach: an assessment you can read, a scope you can compare and a record you can refer to later.

What to know

Before work

Define access, protection, included components, exclusions, allowances, change authorization, schedule conditions, communication, and cleanup.

During work

Record material delivery, relevant concealed conditions, approved changes, critical details, progress, and property protection without turning the project into theatre.

At handover

Verify the agreed scope, close open items, document cleanup, provide product and warranty records, and preserve future maintenance priorities.

Is this a warranty or certification?

No. It is the operating and documentation standard. Contract terms, warranties, qualifications, and service commitments are published only from verified records.

Does documentation guarantee that nothing will go wrong?

No. It improves clarity, traceability, and decision quality; it does not eliminate weather, concealed conditions, material variation, or construction risk.

Who ends up holding the record?

You do, and it stays with the property rather than with us. The photographs, the approved scope, every change that was authorised, the products actually installed and whatever warranty documents exist belong in one file the owner keeps. That is the point of the whole arrangement: the file outlives the job and the relationship, and it is what turns the next decision on this roof into a short conversation instead of a fresh investigation.

What if I disagree with something in the record?

Say so, and say it while the work is still open, because a disputed observation is far easier to settle when the roof can still be looked at. A record is a description of what somebody observed, not a verdict, and one the owner does not recognise is worth resolving on the property rather than by email afterwards. Where a disagreement stands, an honest record carries both readings rather than quietly keeping one.
