The layers that matter

The finished surface is only one part of the system. Deck condition, underlayment, eaves and valleys, ventilation, flashing, and penetrations materially affect performance.

Good, better, best—only where valid

Options should reflect genuinely different assemblies or materials and clearly show what changes. They should never conceal omitted essentials in a lower tier.

How long does replacement take?

Timing depends on roof size/complexity, material, weather, access, permitting, crew plan, and concealed conditions. Confirm the proposed schedule, material availability, weather contingencies and how changes will be communicated before work begins.

Should I choose impact-resistant shingles?

They can be worth comparing in a hail-prone market, but rating, installation, price, aesthetics, and any carrier treatment should be evaluated for the actual property.

Which parts of the roof usually get reused rather than replaced?

Flashings, most often, with vents, pipe boots and drip edge behind them. Reusing sound metal is a legitimate saving and it is very rarely written down, which is how a house ends up with a new covering sitting over the oldest components on the roof. The scope should state item by item what is being replaced and what is being kept. That one list is the most reliable difference between two proposals naming the same shingle.

How is the roof measured, and does it matter which way?

Plane by plane, from the roof itself or from imagery, and yes — every quantity on the estimate comes out of it. Squares of covering, linear feet of ridge, hip, valley, rake and eave, and the count of penetrations are all derived from that measurement, so two contractors working from different numbers produce different prices for identical work. Ask for the measurement rather than only the total. It is what makes two proposals comparable line by line.
