What the assessment covers

Access and safety determine what can be observed. The final owner-approved scope will state roof access, attic review, exterior tie-ins, photo count, report timing, exclusions, and whether the assessment is complimentary or paid.

Observation is not a claim decision

A roofing contractor can document construction conditions and prepare a repair estimate. Coverage decisions belong to the carrier, and public-adjusting services require a separate role. Jacob’s public process will keep that boundary explicit.

Will I receive a written report?

Yes. The record is the product, not a by-product of the visit. Format, timing, price, and exact contents are confirmed before booking opens.

Does an assessment mean I should file an insurance claim?

No. A roof assessment documents visible conditions. It does not determine coverage or tell you that a claim will be approved.

Do you look inside the house as well as on the roof?

The attic and the ceilings below it, where they can be reached safely, because they carry the half of the evidence no exterior method reaches. A damp deck, daylight at an unintended opening, staining on the sheathing, compressed or wet insulation — a roof that looks unremarkable from above is often explained from underneath. Where an attic cannot be reached or is not safe to enter, that goes in the record as a limit on what the report is able to say.

How long is an assessment good for?

As a record, indefinitely: it describes the roof on the date it was made, and that stays true. As a basis for a decision, it expires the first time weather passes over the property or anybody else works on the roof. That is why the date sits on every photograph rather than only on the cover, and it is why a record made before an event is worth considerably more than the same record made after one.
