Roofing systems

The tile is the rain shield. The underlayment is the roof.

Tile roofs are usually judged by the tiles, which is the wrong half of the assembly to look at. The tile sheds water and takes the sun. The underlayment beneath it does the waterproofing, and it reaches the end of its life first — often years before the tile shows anything at all from the ground.

Weight is a structural question
Tile is heavy, and whether a given structure was built to carry it is not a roofing judgement. A change to tile, or away from it, is answered by a structural engineer before any product is specified or ordered.
The underlayment is the waterproofing
A tile roof still described as perfect at thirty years is often a good set of tiles sitting on a felt that stopped working a decade ago. The tile routinely outlives the layer that actually keeps water out.
Tile breaks underfoot
Anyone who walks a tile roof breaks tile — solar installers, satellite technicians, painters, chimney work. Every later trade on that roof is a breakage event, and it belongs in the plan rather than in the argument afterwards.

Hail cracks tile where it bruises a shingle

The two materials fail differently under impact. A shingle bruises: the mat fractures beneath granules that still look intact. Tile cracks instead, and a cracked tile can keep shedding water for a long time before anything reaches the room below. Neither behaviour is readable from the ground, and both need close observation.

Individual tile replacement is real repair

On tile, swapping damaged units is a legitimate repair path rather than a stopgap, provided the underlayment below still has service left. Matching is the constraint. Profile, colour and weathering vary by production run and by age, and a replacement tile on a weathered roof rarely disappears completely.

Concrete and clay are not one product

Both are heavy and both sit on the same underlayment problem, but they weather differently. Concrete tile carries colour through the body or on the surface depending on how it was made, and surface colour fades unevenly. Clay holds its colour and is more brittle to handle. Establish which is on the roof before anything is ordered.

Useful answers, without overpromising.

My tile roof looks fine. Does it need anything?

Possibly, and the tiles will not tell you. The real question is the age and condition of the underlayment, which sits out of sight beneath the field. That is established by lifting tile in representative areas, not by looking at the roof from the ground.

Can tile go on a house that does not have it?

That is a structural question before it is a roofing one. What the structure was built to carry is determined by a structural engineer, and that answer comes before any product, colour or scope. No roofer can settle it by looking at the house.

Are cracked tiles an emergency?

Usually not. A handful of cracked tiles is ordinary on an older tile roof and is repairable on its own terms. What matters is whether water has been reaching the underlayment through them long enough to matter, and how much life that layer has left.

Can the underlayment be replaced without replacing the roof?

The tile comes off and goes back on, which is the expensive part and is not the same job as replacing the roof. Units are lifted in sequence, stacked, and reinstalled over new underlayment, with breakage replaced as it occurs. On a sound set of tiles that is a genuine option, and it needs scoping as one — an allowance for breakage, a stated source for replacement units, and what happens if matching stock cannot be found.
