Dallas–Fort Worth

McKinney has two kinds of house, and two different conversations.

There are two McKinneys as far as a roof is concerned: the older streets around the square, and the subdivisions out beyond them. They go wrong in different ways, they are built differently under the covering, and the permit questions worth asking are not the same on both. Advice that fits one of them is often wrong on the other.

What is different here

The rule, the housing, and what fails.

Three things that decide how a roof job goes in this city, and that are not the same one town over.

01

The permit starting point

McKinney lists roofing among home repairs requiring permits and directs applicants to its Residential Reroof application. Describe the whole scope, including any material, decking, or structural changes, when confirming the application requirements.

02

The housing

Two kinds of house. Near the square there is pre-war frame and brick with steep pitches, small dormers and rear planes that were extended at some point by somebody. Further out are large post-2000 subdivisions on regular lots, wider and lower, with attached garages and stacked front gables. The two rarely hand you the same problem.

03

What tends to fail

On the older streets the trouble collects at additions and porch roofs, where a low-slope section was joined to a steep one and shingles are sometimes carrying a slope shallower than the product was made for. In the newer subdivisions the issue is the reverse: sound roofs of the same age, installed in the same season, arriving at the same point together.

Local context

What shapes a roof in this city.

The eave of a dark shingle roof above a white gutter and downspout, the drip edge visible along the roof edge and red brick below.

Weather exposure

In the north-east of Collin County, where McKinney sits, hail is reported regularly right through the spring. Being near a reported event is a reason to have the roof looked at afterwards, and it settles nothing on its own. The record describes what was seen in the area; the condition of a roof is established by examining that roof.

Before a scope is finalised

Confirm the jurisdiction that actually issues the permit — boundary addresses are commonly wrong about this — then the current permit and inspection path, any HOA or historic requirement, and how decking is handled if the deck turns out to need work.

What you should end up holding

Photographs of every plane with the date attached, a written note of anything that could not be safely reached, the permit and inspection record where one applies, and the product and colour actually installed. That file is what makes the next decision on this property cheaper.

Questions

Useful answers, without overpromising.

The house is near the square. Is there anything extra to check before work starts?

Confirm whether the property sits inside a historic district or overlay, because that can control what the roof is allowed to look like as well as what it is made from. Ask the city rather than the neighbours, and ask while the scope is still being written, not once a truck is booked.

The city publishes a roof permit packet. Is that mine to deal with or the contractor's?

Usually the contractor's, and it is still worth reading. McKinney lists a Roof Permit Packet among its residential resources, which means the requirements for the job are published in one place rather than held in somebody's head. Reading it tells you what documents the city expects and which inspections apply, so you can see whether what you have been told matches what the city asks for. Use the current packet, since these are revised.

The porch roof is much flatter than the rest of the house. Can it take the same shingles?

Often not. Asphalt shingles have a minimum slope below which the manufacturer does not permit them, and the older McKinney porches and rear additions frequently sit under that line with shingles on them anyway. An honest scope names the pitch of that section, says what covering it should carry, and prices it separately from the main roof. A quote treating the whole house as one product has not measured the flattest part of it.

Is Jacob booking work in this city?

Coverage is confirmed against your specific address before anything is scheduled, rather than assumed from a list of place names. Ask and you will get a straight answer either way.
