EPDM

EPDM is a rubber roof, and it moves for a living.

EPDM is cured synthetic rubber. It has been on American buildings for decades, it tolerates cold and thermal cycling better than anything else in single-ply, and it cannot be welded to itself. Every practical decision on an EPDM roof follows from that last fact. What we do on an EPDM job is set by which generation of seam is already up there.

Identify the seam first
EPDM laps have been made with several different adhesives and tapes over the years, and they do not all accept the same repair. Establishing what is actually holding the seams together comes before anything is quoted or ordered.
Movement is why it is up there
EPDM stretches and returns. Across a long roof, over parapets and around curbs, that tolerance is why it survives a North Texas temperature swing that opens stiffer materials up. Scoping an EPDM job means protecting that ability rather than pinning the sheet down.
Colour is a specification
EPDM arrives black unless white is called for, and white EPDM is a different and more expensive sheet rather than a coat of something. The decision is made at specification, and reversing it later means either coating the roof or replacing it.

What a repair actually involves

Repairs are made with cleaner, primer and seam tape or adhesive, and they depend on a surface that is clean, dry and dust-free at a workable temperature. That gives an EPDM repair a weather window a hot-air weld does not have. Where the conditions are outside what the materials allow, we say so and reschedule rather than pressing tape onto a damp lap.

Black or white in North Texas

Black EPDM runs hotter, which adds load to the cooling plant on a building with thin insulation and a long summer. White EPDM reflects more and costs more per square. The right answer depends on the insulation below, how the building is occupied and what the mechanical equipment is already fighting, and that comparison belongs in the proposal rather than in a preference.

Where we will say EPDM is wrong

A roof taking kitchen exhaust is not an EPDM roof. Neither is one under constant service traffic with no walkway layout, or a building whose owner wants a system any competent crew can reopen and reweld for the next twenty years. Saying that before the contract is cheaper for everyone than discovering it at the second repair.

Can an EPDM roof be repaired in cold weather?

Adhesives and tapes have temperature limits, and a lap made below them can hold for a season and then let go. Cold-weather work is possible with the right products and preparation. When conditions fall outside what the materials allow, the honest answer is to wait.

Is black EPDM a problem in Texas heat?

It runs hotter than a reflective surface, which matters most where insulation is thin and cooling load is already high. It is not a defect. On a well-insulated building with modest rooftop equipment, black EPDM remains an ordinary and durable specification.

Can an EPDM roof be patched with TPO?

No. They are different materials joined by different methods, and a patch that will not bond is a leak with a delay on it. Where two systems meet on one building, the transition is a designed detail rather than an improvisation on the day.

Is the sheet actually attached to the building?

In one of three ways, and which one changes what a repair involves. Fully adhered EPDM is glued down across the field. Mechanically fastened sheets are held by plates and screws along the laps. A ballasted roof is held down by stone or pavers laid on top of it, which hides the membrane entirely and has to be cleared before anything can be inspected. Establishing which of the three is up there comes before a scope, because it decides access, labour and how far a repair can reach.
