Fiber cement

Fiber cement is forgiving on the wall and unforgiving at the joints.

Fiber cement is on a great deal of the newer housing stock in this region, and for good reasons: it is dimensionally stable in heat, it does not feed insects, and it holds a coating for a long time. Nearly everything that goes wrong with it goes wrong at a joint, an edge or a clearance — which means most fiber cement problems are installation problems rather than material problems.

  1. 01

    The butt joint is the detail

    Where two planks meet in a run, the joint either sits over a stud with flashing behind it, or it is a caulked seam relying on sealant alone. The second is common and it is where most of the concealed rot found behind this material begins, because sealant fails long before the plank does.

  2. 02

    Clearances are published, and they are skipped

    Manufacturers publish minimum clearances to grade, to a roof surface, to decking and to paving. Siding run down into the dirt or landed hard on a roof plane wicks water into the end of the plank. It is one of the more common installation defects on newer homes here and it is visible from the ground once you know to look for it.

    Blind nailing and face nailing

    A fastener through the top of the plank, hidden by the course above, behaves differently from one driven through the face. Overdriven nails crush the material and lose their hold; fasteners that missed the framing hold nothing at all. Both show up later as planks that rattle or lift at the bottom edge in wind.

Cut edges drink

Factory edges are sealed. Every cut end made on site — at joints, at openings, at rakes — is raw and absorbs water unless it is primed. A repair or an installation that leaves cut ends bare has built its own failure into the wall, and it is invisible the day the work is finished.

Replacing one plank

It can be done. It means releasing the course above, matching profile, texture and exposure, and repainting to blend into a wall that has been fading for years. Where the profile has been discontinued, the honest answer is sometimes to re-clad an elevation rather than to promise a plank nobody will notice.

What the record should carry

Profile and exposure, the joint method used and whether joint flashing is behind them, the clearances as built, which cut edges were sealed and with what, and the coating system. That is the set that lets the next person work out whether a problem is the wall or the weather.

Can a single damaged plank be replaced?

Usually yes, with the caveats above about matching and repainting. The bigger question is why it was damaged: impact is one thing, a plank that has swollen or delaminated at its bottom edge is telling you about water and clearance rather than about an accident.

Does fiber cement need painting?

It depends what was installed. Factory-finished products arrive coated; primed-only products are painted on site and the quality of that first coating matters a great deal. Either way it is a painted surface with a finite coating life, not a maintenance-free one.

Should the vertical joints be caulked?

That depends on the published instructions for the specific product and on whether there is joint flashing behind the seam. Some systems specifically call for the joint to be left uncaulked over flashing so it can drain. Caulking a joint that was designed to drain is a common and consequential mistake.

The bottom course is soft and the ground has been built up against it. Which do we fix?

The ground, first and always. Manufacturers publish minimum clearances to grade and to paving precisely because cladding sitting against damp earth wicks water into the end of the plank, and replacing the plank without lowering the grade rebuilds the same failure on the same schedule. Cut the bed back or regrade, then replace what has gone. Doing it in the other order is how one wall gets repaired twice.
