Roof repair or replacement? Use a decision, not a slogan.

Start with the findings, not the age of the roof or a sales label. Ask how each proposed option addresses the observed condition, what it leaves unchanged and what could alter the recommendation.

Locate the condition

Keep reported history separate from observations made today. Request a dated record of each finding, its location and any area that could not be inspected safely. A recommendation should make clear what is known and what still needs investigation.

Compare the proposed options

For each option, ask what work it includes, what it leaves unchanged, what could alter the scope and what follow-up is recommended. If replacement is the only option offered, ask for the property-specific reason a repair is not being proposed.

Record the reason for the decision

Keep the recommendation, alternatives, limitations and your ownership plans together. When opinions differ, ask each assessor to explain the evidence behind the difference. Compare those explanations before choosing an option.

Is there a fixed age when every roof must be replaced?

This guide does not set a replacement age. Ask for a recommendation based on the actual assembly and observed condition, with age and repair history included as context rather than used alone.

Should I get a second opinion?

Consider one when recommendations conflict, evidence is unclear or the scope changes significantly. Give each assessor the same known history and ask them to distinguish observations from assumptions.

How many repairs is too many?

A count alone does not explain the roof. Keep the dates, locations and stated causes together, then ask whether the history changes the proposed scope or points to an unresolved issue.

What if I already plan to replace the roof later?

Tell the assessor. Ask what needs attention before then, what a limited repair would leave unchanged and what follow-up would be needed. A future plan does not establish that an active problem can safely wait.
