Can TPO be repaired?
Many conditions confined to one area can be repaired with compatible materials and preparation, but extent, contamination, moisture, age, and detail condition matter.
Is white membrane always more energy efficient?
Reflectivity can affect roof-surface heat gain, but whole-building energy performance also depends on insulation, air leakage, climate, operation, and equipment.
The membrane has gone grey and chalky. Is that a problem?
Usually weathering rather than failure. Thermoplastic surfaces collect dirt and lose reflectivity over the early years and then settle, and a top surface that looks tired can sit over sound seams, sound details and dry insulation. What matters is the seams, the details and whether there is moisture in the assembly underneath. Judging a low-slope roof by its colour is one of the more common ways a sound one gets replaced early.
There is a warranty on this roof. What can be done without affecting it?
Less than people assume, and the document itself says which. Manufacturer system warranties commonly carry conditions about who may work on the roof, what materials may be used, and what has to be reported and when — and rooftop work by other trades is a frequent and entirely unintentional breach. Get the warranty document out before anybody goes up, including whoever services the equipment.
