Caulk before colour
Failed caulk at trim, windows and transitions is the most common thing skipped before a repaint, and the most reliable way to make a good coating fail early.

How to tell whether your exterior actually needs repainting.
Exterior paint in this climate is asked to do something difficult: hold colour and adhesion through 100-degree summers, hard UV, and a temperature swing that moves every substrate underneath it. It rarely fails evenly, which is why a house can need one elevation repainted years before the other three.
In short
Rub a dark cloth on the wall. A powdery residue means the binder has broken down at the surface — normal with age, and a signal that the coating is near the end rather than past it.
- FadingSouth and west elevations in DFW fade first and fastest. Uneven fade across a house is expected, and it is a poor reason on its own to repaint everything.
- Peeling and blisteringThese are almost never a paint-quality problem. They are adhesion or moisture problems, which means the cause is under the coating and repainting without finding it repeats the failure.

Substrate first
Stucco, fibre cement, wood trim and masonry each need their own primer. A single product used across all four is a shortcut with a visible end date.

Ask any contractor to describe their preparation before you compare warranties. Preparation is where the service life is decided; the warranty is where it is argued about afterwards.

How often should a house in DFW be repainted?
There is no useful calendar answer. Elevation, substrate, colour, previous preparation and shade change it enough that inspection beats any interval.
Is it worth repainting one elevation?
Sometimes, and it is honest to say so. Matching an aged finish is the constraint, and whether it will read as a match should be assessed on the wall, not assumed.
Can a chalking surface simply be painted over?
Only after the chalk has been removed. Chalk is broken-down binder sitting loose on the surface, and a coating applied over it bonds to the powder rather than to the substrate underneath, which is a failure that shows within a season or two. Washing it off is ordinary preparation rather than an extra. A quote that does not mention it on a wall that is visibly chalking has not been written for that wall.
Does the colour I choose change how long the coating lasts?
It can. Dark colours on a south or west elevation run hotter, which moves the substrate and the caulk under the coating further through each day, and heavy North Texas ultraviolet takes some pigments faster than others. That is not a reason to avoid a colour you want. It is a reason to expect that two elevations of one house, painted together on a single visit, will not necessarily need the next coat at the same time.
