Water testing

Finding a leak means making it happen on purpose.

Some leaks announce themselves. The ones that do not are found by reproducing them: water applied to the roof deliberately, in a controlled order, with somebody inside watching the stain. It is slow, it is unglamorous, and it is the difference between a repair aimed at evidence and a repair aimed at a guess.

What this covers

Three things the assessment settles.

  1. 01

Bottom to top, one zone at a time

The test starts at the lowest point of the suspect area and works upward, wetting one detail at a time — the eave, then the boot, then the wall junction, then the valley. Start high and everything below is already wet, and the test can no longer tell you anything.

  2. 02

Two people and a way to talk

One person on the roof running water, one inside with eyes on the stain and a phone line open. A test run by one person is a test where the moment of appearance goes unobserved, and that moment is the entire result.

  3. 03

Time under water is the variable people cut

A path through decking and insulation can take a long while to show inside. Moving to the next zone too early produces a false negative and sends the repair to the wrong place. Most failed water tests failed on patience rather than on method.

What to know

Clear decisions begin with the right distinctions.

Individual metal step flashings stepping up a rough limestone wall where a shingle plane meets it, the shingle courses running away below.

What a positive result actually proves

It proves you have found a path. Roofs frequently have more than one, particularly older ones and ones with a history of patching, so where the reported symptoms do not fully match what the test produced, testing continues past the first result rather than stopping at it.

When it should not be done

Freezing conditions. A ceiling already holding water. An interior that has been opened and is drying. An attic with no safe access, because without an interior observer there is nothing to observe. And on a low-slope roof, flooding an assembly you are trying to keep dry can do more harm than the diagnosis is worth.

What gets recorded

The zones, the order they were run in, how long each was under water, who was inside, what appeared and how long after. And — the half that gets left out — the zones that were tested and produced nothing. A negative on a documented zone is what narrows the next visit, and it is worth as much as the positive.

Questions

Useful answers, without overpromising.

Can a leak be found when it is not raining?

That is precisely what this is for. Weather is unreliable and rarely arrives on the day someone is available to watch a ceiling. Controlled testing reproduces the conditions on purpose, in an order that isolates one detail at a time.

Will running water on my roof cause damage?

A sound roof sheds water; that is its function. The risk is on a roof already compromised, or on an interior already open, which is why the condition is assessed before the hose comes out and why testing is sometimes declined.

You tested and nothing appeared. What now?

That is a real result, not a wasted visit. It usually means the path needs conditions a hose does not reproduce — driven rain from one direction, a wind-uplifted detail, or a volume of water only a storm delivers. The next step is a monitored observation in actual weather, with the tested zones already ruled out.

Do I need to be there while it is done?

Somebody does, and it may as well be you. The test needs one person inside with eyes on the stain while another runs water outside, and the result is the moment of appearance — which is unobservable if nobody is watching for it. An owner is also the person who knows what the stain looked like yesterday. Where the schedule cannot accommodate two people, the test is not being run properly.
