On a tile roof the tile is a rain screen, not the waterproof layer. The underlayment beneath it is what keeps water out, and it usually fails long before the tile does — which is why a tile roof can look perfect and still leak.

Tile is heavy. Any change of system on a house built for tile, or to tile from something lighter, is a structural question before it is a roofing one.

Individual cracked tiles are ordinary and repairable. What matters is whether the underlayment below has reached the end of its life, and that cannot be established from the ground.
