A roof is negotiated on paper, not on the roof.

In a transaction a roof stops being a building component and becomes a number in a negotiation. Whoever holds documentation controls that number. This works in both directions, and it is why a seller with a dated condition record and a buyer with one are having a very different conversation across the table from the people who have neither.

In short

A general home inspection is a broad visual review of an entire house completed in a few hours. The roof is one item among hundreds. It produces a description of what was visible on the day, frequently from a ladder at the eave or from the ground, with its own limitations stated in the report.

If you are selling

A dated roof condition record, with photographs and any repair invoices attached, moves the discussion from what a buyer fears to what has been documented. It does not need to say the roof is new. A record stating exactly what is up there, when it went on where that is known, and what has been done to it since, is what stops an open-ended deduction from being written into an offer.

If you are buying

Ask for the age of the covering, any repair or replacement invoices, and whether any insurance claim has been made on the property. Then ask for an assessment of the roof on its own, separate from the general inspection. The purpose is not to find fault. It is to know whether you are buying a roof with a decade left in it or one with two years.

The question to ask about a recent replacement

A roof replaced shortly before a sale is reassuring only when it comes with paperwork: the product installed, the date, who did the work, and the transfer terms of any manufacturer warranty, which commonly change or lapse when a property changes hands. Without those, a new-looking roof is an unverified statement about an assembly you cannot see into.

Should a buyer arrange a separate roof assessment?

On an older covering, or where the inspection report flags the roof or lists it among the areas it could not fully examine, yes. It is a narrow question best answered by someone who only looks at roofs, and it needs to arrive while there is still time to act on it.

Does a new roof raise the sale price?

Not reliably as a line item, which is worth knowing before spending on one purely to sell. What documentation does reliably is remove the roof as a reason for a deduction or a delayed closing. That is a different benefit, and a more predictable one.

What if the roof was replaced under an insurance claim?

Ask for the paperwork regardless: the scope, the invoice and the product record. The value to a buyer lies in knowing what was actually installed and when, and that information reads the same whoever ended up paying for the work.

Can the age of a roof be checked independently of what the seller says?

Often, yes. Municipal permit records may show a re-roof and its date, and many DFW cities publish how to search or request them. Listing photographs from a previous sale show what was on the house at the time. A manufacturer's records can sometimes confirm a product and a registration. None of these necessarily exists, but between them they turn a verbal statement into something checkable, and it is a reasonable thing to do before an offer rather than after one.

Should a seller repair the roof before listing, or offer a credit instead?

It depends on what the problem is. Active water entry generally has to be dealt with, because it becomes a disclosure item and it can reach an appraisal or a lender. Age and wear with no leak is a different case: a documented condition plus a credit lets the buyer choose their own contractor and specification, and it stops an open-ended number being written into the negotiation. What does not work is leaving it undocumented and hoping nobody raises it.
