Coating chemistry

Silicone, acrylic and urethane solve different roofs.

Once a roof has been established as a candidate for restoration, the next question is which chemistry. It is usually answered by whatever the contractor buys in bulk. It should be answered by drainage, traffic, substrate and what the building's owner intends to do at the end of the coating's life, because those four things point at different products.

Silicone
Tolerates standing water, which makes it the usual answer on a roof whose drainage cannot practically be corrected. It also collects dirt, so its reflectivity falls away over time, and it is slippery when wet. Its most consequential property is that almost nothing else adheres to it: a silicone roof is recoated with silicone, and that decision is effectively permanent.
Acrylic
Water-based, less expensive, holds its reflectivity better, and requires positive drainage — it re-emulsifies under standing water. It also needs a temperature window and a dry spell to cure properly, which in this climate is a scheduling constraint on the project rather than a footnote in the data sheet.
Urethane
Tougher underfoot and more resistant to traffic and impact, which matters on a roof with regular service access to mechanical equipment. Frequently used as a base coat beneath an acrylic or silicone top coat, combining the impact resistance of one with the surface properties of the other.

How the system behaves

Performance is an assembly, not a product name.

The substrate decides more than the chemistry does

What the existing roof is made of, whether it holds moisture, whether it will accept adhesion, and what the seams, curbs and drains are doing. A chemistry chosen before the roof has been surveyed has been chosen for a reason that has nothing to do with the roof.

Thickness is the specification

Coatings are warranted on dry film thickness, delivered by a coverage rate per square. The difference between a coating that reaches its expected life and one that does not is often a matter of gallons, and it is completely invisible once the surface is dry. Coverage rate, batch numbers and the areas they were applied to belong in the closeout record.

What a coating cannot decide

Wet insulation stays wet under any chemistry. Ponding beyond a system's tolerance stays a problem. A roof at the end of its structural life gets a new surface and the same remaining life underneath it. Candidacy is settled first; chemistry is the second question, not the first.

Which coating is best?

There is no answer to that question without the roof. Drainage, traffic, substrate, the condition of the details and what happens at the end of the coating's life all point in different directions. Anyone naming a product before surveying the roof is describing their supply chain.

Can a coated roof be coated again later?

Usually, and the first chemistry constrains what the second one can be — most obviously with silicone. That is worth deciding deliberately at the first application rather than discovering it at the second.

Will a coating fix ponding?

No. Silicone tolerates standing water better than the alternatives, which is a different thing from correcting it. Where ponding is the underlying problem, tapered insulation, additional drainage or a design change is the remedy and a coating is a way of living with it.

The roof was coated before and nobody knows with what. Where does that leave us?

With a test rather than an assumption, because the first chemistry constrains the second — most sharply where silicone was used, since very little else will adhere to it. Small adhesion patches applied in a few places and pulled once they have cured will tell you what bonds and what does not. That is a short piece of work next to recoating an entire roof with something that then lifts.
