The five passes

What this roof raises
Every property puts its own questions in front of an assessor. These are the ones this system on this kind of house raises — and the same ones we would bring to yours.
Standing seam hides its fasteners under the seam, which is most of why it lasts. It also means the panel layout has to be set out correctly at the start; it cannot be adjusted later the way a shingle course can.
Solar mounts and skylights are the two places a metal roof is most likely to leak, because both interrupt the panel run. Each penetration is photographed individually rather than as part of a general roof shot.
Fort Worth distinguishes covering work from decking and structural work in its permit guidance. A metal re-roof over old decking often crosses that line, so the deck condition is established before the scope is written.
