Paying for it

Deposits, progress payments, and the schedules that should make you stop.

A roof is one of the larger cheques a homeowner writes, and it is written to a trade with a low barrier to entry. Most of the protection actually available to you sits in the payment schedule rather than in the contract language, because money not yet paid is the only leverage you have once the work has started.

Its legitimate purpose is ordering product and holding a crew, so it should be proportionate to the material and payable near delivery rather than weeks ahead of it. A deposit that approaches the whole job is not a deposit.

The financing routes that exist

Contractor-arranged lending through a third-party lender, home improvement loans and home equity lines through a bank, manufacturer-affiliated programmes, and credit cards. The structures are legitimate. What varies is where the cost sits: a promotional interest-free period arranged through a contractor is usually paid for by a dealer fee already built into the job price.

Insurance proceeds are not a payment plan

Carriers commonly release funds in stages, and where a policy holds depreciation back it is generally considered only once the work has been completed and documented — whether any of it is recoverable at all is a matter for the policy and the carrier, not for a roofer. That leaves a gap the owner carries in the meantime, and the deductible remains the owner’s throughout. Texas law prohibits a contractor from paying, rebating or absorbing a property policy deductible, and an offer to do so is a reason to end the conversation.

What should make you stop

Payment in full before a crew arrives. A discount for cash that evaporates when you ask for it in writing. A deposit demanded at the door during a post-storm sales round. A schedule with no final milestone attached to it. And any proposal where the payment terms are written more clearly than the scope of work.

Is a deposit normal?

Yes, for material and scheduling. What matters is the size and the timing, not whether one exists. Ask what the deposit buys, when the material is actually being ordered, and what happens to the money if the job does not proceed.

Is contractor-arranged financing worse than a bank loan?

Not automatically, but it is rarely cheaper once the dealer fee is accounted for. Compare the total repaid rather than the monthly figure, and ask whether the same scope is priced differently for a direct payment.

Can a contractor cover my insurance deductible?

No. Texas law does not allow a residential contractor to pay, rebate or absorb a property policy deductible, and an offer to do so exposes the homeowner as well as the contractor.

What happens to my deposit if I cancel?

Whatever the agreement says, which is why it has to say something. A deposit already spent on material cut and ordered for your roof sits in a different position from one taken before anything was ordered, and a reasonable contract distinguishes the two. Settle both points before signing: what portion is refundable and up to what moment, and whether there is a cancellation window at all. Asked beforehand it is a term. Asked afterwards it is a favour.

The contractor asked me to sign the insurance payment over to them. Should I?

Understand what it does before agreeing to anything. Endorsing a payment over hands the money to the contractor ahead of the work rather than alongside it, and it gives away the leverage a milestone schedule was holding for you. A carrier's payment often names a mortgage servicer as well, who will have their own process for releasing funds. A schedule tied to observable stages does the same job for the contractor without asking you to give that up.
